We’ll pay all past due amounts related to your property.  This includes your mortgage, your HOA payments, property taxes and any other property liens like utilities.  Your stress will be gone!  At the same time, we will take ownership (hopefully temporary ownership) of your house.   You will continue to live in your home and maintain the home just like you do now.   You will have a year to purchase the property back at an agreed upon price.

When you’re ready to buy the property back (anytime within a year), you’d simply pay us the agreed upon amount (slightly more than what we paid for the home = our profit).  Your existing mortgage would stay in place (so that when you buy your home back you would not need to get a new mortgage).

To purchase your home back, we would expect that you would either (1) get a personal loan; (2) refinance your home; or (3) make payments throughout the year.

Throughout the year, pay rent  that is equal to the amount of your monthly mortgage payment(s), your HOA payment, monthly taxes, monthly insurance, and any other monthly payments plus about $200.

This program is great for someone who’s had a temporary financial setback, but expects to financially recover within a year.  For example, the program is great for someone who lost their job but expects to start work soon so that they can make their monthly payments.

What are the requirements for the program?

The primary requirement is that you have at least 40% equity in your home.  If you don’t know how much equity you have, contact us and we’ll help you figure it out.

Can I buy my home back more than one year later?

On occasion we will agree to a buy back more than one year provided we (and you) agree to this upfront.

Are there any real estate broker commissions?

No.

Can I buy my house back after the one year period?

After one year you will need to leave your home if you do not purchase the home back.  We will likely renovate the home and put it back on the market at the then fair market price.

How do I buy my house back?

You would simply contact us (call or email) and let us know.  The title company will schedule closing.  You will simply need to provide your funds to the title company prior to closing.

Where do I get the money to buy my home back?

Your existing mortgage will remain in place.  So the total funds needed is smaller than buying a home.  The funds could come from a personal loan, an inheritance, a refinance, or even a title loan.  You can even make payments throughout the year.  If interested in the program, contact us and we can provide you with detailed numbers for your home.

What happens if I miss a rent payment?

If you miss a rent payment, you will need to immediately make the payment or vacate the home (or risk being evicted).  Additionally, your option to buy back the home at the agreed upon price will be terminated.  Please do not pursue this program if you are not confident you can make the monthly rent payments (which will be equal to your currently monthly payments plus about $200).
